In the realm of development and planning, your objectives are clear. You seek a smooth, expedited planning process that maximises the potential of your project, and gives opportunities rather than restrictions. Retaining quality trees that enhance your development's appeal is a priority, but you also want to optimise the available space without breaking the bank. Above all, you want value for your investment.
At Elemental, our rich background includes extensive local authority experience, particularly in the intricate field of planning. We're committed to ensuring that your planning process is not just efficient but also cost-effective.
We possess a full understanding of what the Local Planning Authority (LPA) expects, and how best to demonstrate the arboricultural soundness of your proposals. We know that trees are a critical element in the planning equation - Under section 197 of the Town and Country Planning Act 1990 (as amended), LPAs are legally bound to consider tree protection and planting when granting planning permission. This means that regardless of protection measures such as Tree Preservation Orders, LPAs will expect robust evidence of tree considerations when development is on the horizon.
But we don't stop at the basics. We understand that you require more than just a standard 'tree survey.' We offer comprehensive guidance on incorporating trees strategically into your proposal, ensuring that every penny spent maximises the return on your investment. Trees have the potential to elevate property values and enhance desirability, these benefits are best realised through the thoughtful retention of existing trees and the strategic addition of new plantings.

A high-level arboricultural appraisal informs your initial site feasibility assessment, ensuring that your investment starts on the right footing. We conduct an initial walkover, and/or a desktop search to identify key trees, offering insights into the development potential of your site.
Early on, we conduct a tree survey compliant with BS5837. This identifies trees within influencing distance of the site and highlights those integral to your development. The resulting Tree Constraints Plan visually informs your design team, maximising efficiency by helping to avoid costly clashes later.
During the design phase, we provide guidance on the compatibility of trees and the proposals. We view existing trees as assets that can enhance rather than restrict your development. We will engage with you to ensure that tree retention is appropriate and conducive to a good final design.
As your design nears completion, we create an Arboricultural Impact Assessment (AIA) to support your planning application. The AIA sets out the relationship between the development and the trees, justifying tree removals, exploring how retained trees may be affected, and outlining necessary mitigation measures. This demonstrates to the local authority that your proposal is well-considered and sustainable.
When developments are in proximity to trees, protection measures and specialised working methods may be necessary. We provide an Arboricultural Method Statement and Tree Protection Plan to guide on-site processes, ensuring tree preservation.
If required by the method statement and tree protection plan, we offer ongoing support throughout construction through Arboricultural Clerk of Works and Supervision. Our presence on-site ensures the protection of trees during construction activity.
After your successful development, our journey continues as we ensure the ongoing health and value of the trees on-site. [Link to tree management page]
